Project Summary – Cooling Tower & Façade Restoration

Phase 1: Cooling Tower Screen Wall Concrete Repairs
Flag completed extensive structural and aesthetic upgrades, including:

  • Vertical, horizontal, and overhead concrete patch repairs
  • Full removal and replacement of the canopy concrete curb
  • Scraping, priming, and painting of all existing steel louvers
  • Isolated brick replacement, pointing, and sealant renewal
  • Design, fabrication, and installation of structural steel supports for a new perimeter metal panel system

Phase 2: Façade Restoration and Cleaning
To access the façade approximately 40 feet above the roof deck, Flag utilized specialized rigging. Restoration included:

  • Brownstone pointing, crack repair, and patching
  • Full replacement of sealants at all louvers and windows
  • Cleaning of 100% of the brownstone façade and limestone entryway

Challenges

  • Specialized rigging to gain access to the interior of the screen wall and exterior façade.
  • The cooling tower houses the co-generation plant that powers the majority of the NYU campus. For this reason, the co-gen plant and cooling tower had to remain operation throughout the restoration project. Flag utilized special vacuums and scaffold protection to contain the dust created during the restoration process.
